Residential is three storeys and under: houses, townhouses, duplexes, extensions and one-off architectural builds.
It's the most commonly underquoted work we see, and almost always for the same three reasons. The block was sloping and got priced flat. The walls were quoted but the roof wasn't, so the roofer arrives with nowhere to stand. Or the ties went through a wall that was going to be rendered, and somebody else pays to make it good.
None of those are hard problems. They're just questions nobody asked before the price went out.
So we ask them. What's the finish on the walls. What's the grade on the block. Who's going on the roof and when. Can the truck get in. Then you get a number that covers the job you've actually got, with the extras priced as options so you can decide what you want.

Sloping blocks
A lot of the Coast isn't flat, and a scaffold quote that assumes it is will be wrong.
Buderim, the hinterland, and plenty of the older suburbs sit on real grade. On a sloping block the base is the job: stepped standards, sole boards on ground that moves when it rains, and a base lift that's different at every corner. It takes longer to set and it takes more gear.
The reason it matters to your budget is simple. A flat-site rate applied to a sloping block is the classic underquote, and the correction arrives as a variation once the crew is already on site. We look at the contours or we walk the block, and we price the base properly the first time.
What we scope that others miss
The ties you can't have on a rendered wall
Through-ties leave holes, and on a rendered or face-brick finish somebody has to make good. We work out the tie strategy against the finish before we build, using box ties and buttressing where we can, so your renderer isn't patching the whole elevation at the end.
The roof access you'll need later but haven't asked for
Almost every residential quote covers the walls and forgets the roof. Then the roofer, the solar installer or the gutter crew arrives and there's no safe way up. We ask what's happening on the roof and when, and price it as an option now rather than a callout later.
Truck access on a narrow block
Gear comes on a truck, and on a narrow or battle-axe block the truck may not get near the work. That means a longer carry, more labour and sometimes a different delivery vehicle. We check it before we quote, because it's a real cost and it shouldn't be a surprise.
Whether you need the neighbour's permission
On tight boundaries the scaffold, or the crew putting it up, may need to be on next door's land. That's a conversation the owner has to have and it takes time. We tell you at quote stage if your job needs it, so you're not asking your neighbour on the morning of the build.

Common questions
How long can we keep it up for?
As long as the build needs. The first four weeks are usually included in the erect price, then it runs weekly after that. Inspections continue at least every 30 days while it's standing, under WHS Regulation 2011 (Qld) s225(3), and they keep happening whether the site is busy or not.
What happens if our program slips?
Nothing dramatic. Hire keeps running and we keep inspecting.
Do you need access to the neighbour's property?
Sometimes, on tight boundaries. We'll tell you at quote stage if your job does, so you can have that conversation early. It's the owner's conversation to have, not ours, but we'll give you the dates and the footprint so you can explain exactly what's involved.
Can you scaffold a house on a steep block?
Yes, and it's common work here. It takes stepped bases, sole boards and more setting-out time than a flat site, so it costs more and takes longer to erect. We price the base for the block you've actually got.
Do you provide the handover paperwork on a house?
Yes. Written confirmation from a competent person that construction is complete before anyone uses it, under WHS Regulation 2011 (Qld) s225(2), plus the inspection records. Same paperwork as a commercial job. The rules don't get smaller because the building does.
